We aim to provide a comprehensive lettings and management service and have done so for over 20 years. Lettings have done very well over recent years, with the increase in the amount of deposit required for purchase, many people are now having to rent for much longer and tenants staying for 3 or 4 years is not unusual. In addition there is a much wider range of tenants in terms of age and occupation – we have wide experience in dealing with this and the many other issues that arise from letting can advise the Landlord to the best of our ability.

Our lettings service include :

Advising on market rental and how best to present properties for letting

Finding a suitable tenant via boards, Internet sites & local press

Assessing tenant suitability & taking references

Preparing a tenancy & liasing with the Landlord, including arrangement of gas safety certificates, and Energy Performance Certificates

Preparing an inventory, taking photographs, reading meters, arranging tenancy signing

Taking a security deposit, registering it with Tenancy Deposit Scheme

Collecting first month’s rent, arranging tenancy signing, utility handover and key handover

Inspections initially and thereafter every season & an out of hours service

Monthly Statements to Landlords

Arrangement of essential maintenance & repair – liasing with contractors

Rent reviews & renewal of Tenancies
